Frequently asked questions

Reserve Fund questions, answered clearly.

How often is a Reserve Fund Study required in Alberta?

Alberta condominium corporations are required to complete a Reserve Fund Study at least once every five years. The study considers depreciating property and anticipated repair or replacement requirements over a minimum 30-year period.

What information does Kalham typically need?

The previous Reserve Fund Study, current financial information, Reserve Fund balances and contributions, drawings and condominium plans where available, completed-project details, engineering reports, contractor quotations and other relevant property documentation.

Do you provide a draft and meet with the Board?

Yes. A draft is provided for review, and Kalham’s fee includes a meeting with the Board after the draft is issued to review findings, recommendations and funding requirements before finalization.

Can major capital projects be phased over several years?

Yes. Significant projects can be modelled over multiple years where appropriate to reflect realistic construction schedules, available funding and the practical requirements of the property.

Can you model loans or special levies?

Yes. Kalham can evaluate increased Reserve Fund contributions, special levies, borrowing or a combination of funding methods where required.

Do you complete studies outside Edmonton?

Yes. Kalham provides Reserve Fund Study services throughout Alberta.
